Fairview New Homes Ltd are renowned property developers operating in London and the South since 1961.
Anderson Acoustics has delivered 60+ projects for them with a scope of works including UKAS-accredited pre-completion sound insulation testing, building acoustics design advice, and construction noise vibration and dust mitigation management and monitoring.
The purpose of the sound insulation testing activity is to ascertain whether the construction of separating walls and floors is compliant with the numerical performance standards stated in Approved Document E of the Building Regulations.
ADE specifies that a full set of tests be conducted for at least one in every 10 units of the same construction group, where it is possible to do so. A full set of tests comprises a total of 6 individual tests – 2 airborne wall, 2 airborne floor and 2 impact floor tests.
Airborne sound describes sounds that travel through the air before entering the building structure which could include voices and TV sets. Impact sound describes sounds that arise as a result of a direct impact on the building structure, such as footstep.

Projects
Gallions View, Plumstead
We undertook pre-completion sound insulation testing as part of the Gallions View, 20 Pier Way, Plumstead development. A development comprising of 323 apartments over four buildings, and 10 two-storey houses. Sound insulation tests were carried out between sample rooms of flats to demonstrate compliance. We also undertook fire alarm noise level tests.

Regency Heights, Park Royal
Part of the £26 billion Old Oak and Park Royal Development, Regency Heights is a residential development in Park Royal, London NW10. Towering over 90 metres, the development provides 807 studios, and 1, 2 and 3-bedroom apartments. We were on site for 18 months undertaking an extensive programme of pre-completion testing. Sound insulation tests were carried between sample rooms of flats across the development to demonstrate compliance.

Goodmayes, Ilford
A mixed-use development that will provide 568 apartments and a number of commercial units on the ground floor.
We have undertaken a plant noise assessment of several plant areas serving the development that may have an impact on nearby residents. We advised on the vibration control measures to prevent detectable vibration from reaching the occupied areas of the building.
A programme of pre-completion sound insulation testing will be undertaken later this year.

Red Lion, Southall
This development will provide 149 residential units spread across 3 blocks, all providing commercial floorspace at ground level.
We have supported the discharge of planning conditions specifically related to the sound insulation between internal areas of the building as well as noise emissions from roof mounted plant and continue to provide acoustic design advice.
We have also advised on noise, vibration and dust mitigation measures and monitoring arrangements to satisfy the planning condition set by the Borough Council in relation to the Construction Method Statement and Management Plan.
A programme of pre-completion sound testing will be completed when the development reaches that stage.

Epping Gate, Loughton
We have been involved in both Site A and Site B of this development undertaking pre-completion sound insulation testing. The development will provide for 424 residential units, wellness centre and cafe.

Kingston Road, New Malden
This development is part of the former Homebase, Kingston Road development and comprised the construction of 297 residential units and 207m2 ground floor commercial space. Sound insulation tests were carried between sample rooms of flats across the development to demonstrate compliance.
