Northolt High School

Background 

Kier Construction Ltd has undertaken the redevelopment of Northolt High School in the London Borough of Ealing. The project involved constructing a new school block, introducing a Multi-Use Games Area (MUGA), and reconfiguring sports pitches, all while retaining the existing Sports Centre.  

The redevelopment aimed to modernise educational facilities and expand community sports provision, with a strong focus on acoustic performance to ensure a high-quality social and learning environment.  

Anderson Acoustics was appointed to provide acoustic consultancy from RIBA Stage 2-6 including acoustic design and construction stage noise and vibration mitigation.

Challenge 

The redevelopment presented several acoustic challenges: 

  • Proximity to Noise-Sensitive Receptors: The site is surrounded by residential properties, churches, and community spaces, requiring careful management of noise emissions from both building services and outdoor activities;
  • Complex Site Layout: Demolition of existing buildings and the introduction of new sports pitches altered the site’s acoustic landscape, necessitating updated noise modelling and mitigation strategies;
  • Stringent Planning Conditions: The London Borough of Ealing imposed strict planning conditions on plant noise, vibration, and sports pitch noise, referencing standards such as BS 4142:2014, BB93, and Sport England guidance;
  • Special Educational Needs (SEN): The inclusion of an ARP unit for students with autism and speech, language, and communication needs required enhanced acoustic environments beyond standard mainstream school regulations.

What We Did 

Comprehensive Noise Surveys & Modelling 

  • Conducted baseline and supplementary attended noise surveys at multiple monitoring locations, capturing ambient and background sound levels during typical and peak periods;
  • Used 3D noise mapping (CadnaA software) to predict noise propagation from plant, sports pitches, and classroom activities, calibrating models with real-world data;

Plant & Building Services Noise Control 

  • Established plant noise emission limits at the nearest receptors, in line with BS 4142 and BREEAM Pol 05 requirements;
  • Designed rooftop plant layouts with solid parapet screening and specified attenuators for AHUs and condensers to ensure compliance with minimal need for dedicated noise control mitigation. Consideration of plant noise transmission via natural ventilation shafts. Acoustic mitigation for emergency plant, ground source heat pumps and substation;
  • Selections for anti-vibration isolators, with additional vibration isolation for ductwork and pipework.

Sports Pitch & MUGA Noise Mitigation 

  • Modelled noise from new and existing sports pitches, applying Sport England and BS 8233:2014 criteria; 
  • Recommended a 2.4m high solid noise barrier to the northern boundary to mitigate pitch noise;
  • Limited community use hours and recommended operational plan for the top pitch during sensitive periods; 
  • Specified resilient fixings and rubber washers for rebound fencing to reduce ball impact noise and vibration.

Classroom & Internal Acoustic Strategy 

  • Designed building envelope and ventilation strategies to achieve BB93 and DfE Output Specification standards for indoor ambient noise, sound insulation, and reverberation time;
  • Enhanced acoustic treatments for SEN and ARP classrooms, including full Class A suspended ceilings with bass pads, triple glazing, and mechanical ventilation to avoid reliance on open windows;
  • Developed detailed acoustic finishes schedules for all teaching, music, and performance spaces, with options for further enhancements as required. 

Planning Condition Discharge & Stakeholder Engagement 

  • Provided technical statements and evidence to discharge planning conditions related to plant noise, vibration isolation, sports pitch noise, and rebound fence;
  • Engaged with the local authority, planning officers, and the school to agree on mitigation measures and operational management plans;
  • Supported the s.61 application confirming the measures to be taken to manage noise and vibration and minimising the impact on the local community.

Conclusion 

The Northolt High School redevelopment will deliver a modern, acoustically-optimized educational and community facility. Our input ensured:- 

  • Compliance with relevant planning conditions and national standards;
  • Plant and sports pitch noise impacts would be minimised for both students and the surrounding community;
  • Acoustically inclusive learning environments, particularly for students with special hearing and communication needs;
  • BREEAM Excellent targets for health, wellbeing, and sustainability can be awarded. 

This case study demonstrates how early-stage acoustic strategy, robust technical assessment, and proactive mitigation can deliver outstanding outcomes for complex educational developments.
