Land Adjacent to Wellcroft, Wadesmill

Background 

Rosetta Group commissioned Anderson Acoustics to conduct a noise impact assessment for a proposed residential development consisting of four 3-bedroom dwellings. The assessment aimed to support an outline application by evaluating the noise environment and ensuring compliance with relevant guidelines and planning conditions. 

The site is located off Cambridge Road in Wadesmill, Hertfordshire, approximately 330 meters from the A10. The noise climate is primarily influenced by road traffic on Cambridge Road. 

What we did 

Assessment Methodology 

The assessment involved: 

  • Conducting a baseline noise survey to determine existing noise levels. 
  • Evaluating internal ambient noise levels and noise levels in external amenity areas. 
  • Assessing the suitability of open windows for cooling during the overheating condition.  
  • Analyzing plant noise from proposed air source heat pumps (ASHPs). 

Key Findings 

  • Internal Noise Level Guidelines – Calculations were performed to estimate internal noise levels with windows closed. Standard double glazing and natural ventilation were found to be sufficient to meet BS 8233 and WHO guidelines.
  • External Amenity Area Noise Assessment – Most external amenity areas are expected to meet the upper limit recommended by BS 8233.
  • Overheating and Ventilation – Predicted internal night-time noise levels with open windows were found to comply with Approved Document O requirements.
  • Plant Noise Limits – The proposed ASHPs are expected to comply with noise limits at both existing nearby receptors and the proposed dwellings.

Conclusion 

The noise impact assessment demonstrated that the proposed development would meet the necessary noise guidelines and planning conditions. Recommendations included the use of standard double glazing and natural ventilation to achieve the required internal noise levels. The assessment confirmed that the development would provide a suitable living environment for future residents. 

Project Progress 

East Herts Council approved details pursuant to condition no.8 (Noise Assessment) on 21st January 2025.
