XTX Markets Bristol Office, Gym Fit-Out

Background

Anderson Acoustics was appointed by Peldon Rose to provide acoustic design and validation testing for a gym within the XTX Markets Bristol offices at Wapping Wharf.

The project focused on controlling airborne noise and vibration to protect adjacent spaces.

The Challenge

Gym activities generate airborne noise and low‑frequency structure‑borne vibration, which can be readily perceived within quiet office environments.

The gym was located between a workshop and office space therefore the acoustic performance needed to meet defined criteria suitable for long‑term commercial use.

Our Approach

A site inspection and baseline testing was undertaken to establish the existing sound insulation performance of the separating floors. Noise Rating (NR) criteria were set to reflect typical workplace requirements: NR30 for office accommodation and NR40 for the workshop above.

Both airborne sound transmission and vibration‑induced re‑radiated noise were assessed. Particular attention was given to low‑frequency performance, as this has a direct influence on perceived acoustic comfort in office environments.

The Solution

A floating gym floor build‑up was specified to provide sound isolation and vibration control beneath gym equipment. The selected construction incorporated layered rubber impact materials, load distribution panels and resilient spring isolation to limit structure‑borne transmission through the concrete slab.

Clear operational parameters were also defined, including equipment type, occupancy limits and background music levels.

The Outcome

Validation testing was carried out during the final stages of the fit‑out. Airborne noise measurements confirmed compliance with the adopted criteria, achieving NR40 in the workshop and NR30 in the offices respectively.

Impact testing using simulated fixed‑pin and treadmill activity demonstrated that vibration‑induced re‑radiated noise remained below the NR35 (LFmax) design target across all measured octave bands. The installed floor system achieved the required workplace acoustic performance without additional mitigation.

Conclusion

This project demonstrates a clear, evidence‑led approach to commercial acoustics. By defining performance criteria, advising on appropriate soundproofing measures and verifying outcomes through on‑site testing, we supported the delivery of an internal office gym that operates without adverse impact on adjacent commercial spaces.
