Woodridings Court, N22

Background

Anderson Acoustics was commissioned by London Borough of Haringey to undertake an air quality assessment to inform the design and determination of the planning application for the proposed residential development of 33 additional dwellings at the former parking area to Woodridings Court, Crescent Road, Wood Green, N22 7RX.

What we did

Air Quality Assessment

Our air quality assessment considered the potential for the construction works and the operation of the Proposed Development.

Traffic emissions are below the screening criteria for assessment. To minimise impacts on air quality, the Proposed Development includes proposals for electric vehicle parking for the 3 blue badge spaces and cycle parking.

There is also no combustion plant associated as it will use air source heat pumps and back-up electrical boilers. Given this, the Proposed Development is considered as better than air quality neutral and air quality positive and meets the air quality requirements of the London Plan.

Dust Risk Assessment

The enabling and construction activities have potential risk of dust impacts, including on human health receptors and amenity through dust soiling, without mitigation. We proposed mitigation measures as part of a Dust Management Plan to ensure that there are no significant effects and mitigation measures to be included within the Construction Environmental Management Plan.

Conclusion

Our assessment concluded the Proposed Development will not cause significant air quality impacts once completed and that the site is suitable for residential use.

Project Progress

Planning permission was granted in December 2022.
