Copenhagen Place

Background 

The London Borough of Tower Hamlets commissioned Anderson Acoustics to conduct comprehensive assessments for a proposed residential development at Copenhagen Place, London.  

The project aims to transform an existing garage site into a modern, five-story residential building comprising 18 apartments. This case study highlights the key findings from the noise impact assessment, sound insulation design, and air quality assessment reports. 

What we did 

Noise Impact Assessment 

After undertaking an environmental noise survey, our assessment compared the baseline noise conditions to specified criteria and enabled us to recommend necessary design mitigation measures. Key findings include: 

  • Baseline Noise Conditions: The site experiences moderate noise levels primarily from local road traffic and occasional aircraft movements
  • Mitigation Measures: The proposed building design includes standard double glazing and a whole-dwelling mechanical ventilation system with heat recovery (MVHR) to achieve acceptable internal noise levels
  • External Amenity Areas: Most balconies are expected to comply with the upper noise limit, with one marginal exceedance mitigated by providing a quieter communal space
  • Internal noise levels are generally expected to meet the criteria set out in Building Regulations Approved Document O (ADO) when using openable windows to help control overheating within the development.

Sound Insulation Design 

We provided internal design recommendations to support compliance with Building Regulations Approved Document E (ADE), including: 

  • Separating Walls and Floors:  The proposed constructions were assessed for compliance with ADE requirements, and enhanced or alternative solutions were identified where necessary, while remaining within the allocated spatial constraints
  • Internal Partitions: Recommendations were given for the internal walls and floors constructions within apartments ensure adequate sound insulation between rooms
  • Junction Detailing: Proper junction detailing was specified to ensure the acoustic integrity of separating walls and floors

Air Quality Assessment 

The air quality assessment evaluated the impact of the proposed development on local air quality and the suitability of the site for residential use. Key findings include: 

  • Baseline Air Quality: The site is located in an area with NO2 and PM10 concentrations below the annual mean objectives
  • Air Quality Neutral and Positive Measures: Including air source heat pumps, electric boilers, and secure cycle storage to minimize emissions and promote sustainable transport
  • Dust Risk Assessment: The site is classified as medium risk for dust soiling and human health effects during demolition and construction, with the mitigation measures proposed in the Dust Management Plan, the effect was considered as Not Significant

Project Progress 

Planning permission was granted 9th May 2024.
