105 Culvert Road (Steel Works)

Background 

Avanton Ltd commissioned Anderson Acoustics to conduct an acoustic assessment for the proposed redevelopment of the existing site at 105 Culvert Road, Battersea to introduce new light-industrial units.  The goal was to ensure the new development meets the highest standards of acoustic performance, targeting an “Outstanding” rating under the BREEAM New Construction 2018 guidelines. 

What we did 

The site is located on a former light industrial site which comprises a collection of small storage and workshop units. The proposed development involves replacing the existing units with a series of higher quality, larger multi-purpose industrial units. 

We reviewed the design information to confirm acoustic performance standards for the development, and to highlight key acoustic design considerations at this stage of the design.  

Objectives 

  • Indoor Ambient Noise Levels: Achieve suitable indoor noise levels for various industrial uses. 
  • Noise Pollution Reduction: Minimize noise impact on nearby residential areas. 

Methodology 

Baseline Noise Survey: 

  • Conducted over several days to capture the existing noise environment.
  • Measurements taken at key points around the site to understand current noise levels from traffic, railways, and industrial activities. 

Noise Break-In Assessment: 

  • Evaluated how external noise could affect the indoor environment of the new units. 
  • Used data from the baseline survey to design building elements that reduce noise intrusion. 

Noise Pollution Reduction: 

  • Assessed potential noise impact from new plant and equipment. 
  • Provided guidelines to ensure noise from the development remains within acceptable limits for nearby residents. 

 Key Findings 

  • Baseline Noise Levels: The area experiences significant noise from nearby roads and railways. 
  • Building Design Recommendations:
    – Use of high-performance materials for walls and windows to reduce noise break-in.
    – Strategic placement of noise-generating equipment to minimize impact on residential areas. 
  • Noise Limits for Equipment: Set stringent noise limits for any new plant to ensure compliance with BREEAM standards. 

Noise Monitoring

We also conducted 15 weeks of noise monitoring during the construction works.

Outcomes 

  • BREEAM Credits: The project is on track to achieve credits for both indoor ambient noise levels and noise pollution reduction, such that the available Hea 05 credit and Pol 05 credit for New Construction 2018 for Shell and Core industrial units can be awarded. 
  • Enhanced Living Conditions: The recommendations will help create a quieter, more comfortable environment for future occupants and nearby residents.
